The Town of Waxhaw is pleased to announce updates to its Land Development Code (LDC) that prioritize sustainability and responsible growth. As part of the town’s commitment to preserving natural beauty and managing development, a new section called Conservation Design Development (CDD) has been added to the code. This change was approved unanimously by the Board on August 27.
This change aligns with the Waxhaw 2040 comprehensive plan, which was developed with extensive community input. Residents expressed strong support for preserving open spaces, protecting trees, and managing development density. The new CDD section addresses these concerns and introduces important new policies for future development.
Key Highlights of the Conservation Design Development (CDD)
Preservation of Natural Resources
One of the core features of CDD is the requirement that 50% of land in new developments must remain undisturbed. This ensures that open spaces, trees, and other natural resources are protected, helping to maintain Waxhaw’s ecological health and natural charm.
Density Neutrality
Under the new rules, CDD does not change the number of housing units or other uses allowed by zoning laws. The density of developments will stay the same, and developers will not receive bonuses. This approach ensures balanced growth while replacing older, less predictable cluster provisions.
More Open Space Opportunities
The new amendment includes a four-step design process that prioritizes open space from the very beginning of planning. By focusing on open space early in the design process, Waxhaw can create more green areas that benefit both the environment and the community.
New R2 Zoning District
A new zoning district, R2 Single Family, has been added to the Land Development Code. This district allows for low-density residential developments, particularly in the southern parts of town, and aligns with future growth plans. It provides a middle ground between the R1 and R2 districts.
