The Town of Waxhaw has more than doubled in population in the last ten years.  This surge in population reflects the tremendous influx of people coming to the greater Charlotte region.

So why can’t the Town stop further development from happening within its boundaries?  In North Carolina, municipalities are granted authority by the State to govern planning and zoning regulations but not the power to limit private development.  Private property owners are free to exercise their rights to sell their land for development.

But while the Town cannot effectively stop growth, it can utilize zoning regulations to guide growth in ways that help improve the community overall.  Development raises tax revenue that can then be directed toward much needed projects like road building, trail network extension, and a broad mix of services.  It also helps keep individual property taxes lower.

The Town of Waxhaw is looking at various avenues to assist and relieve the traffic problem downtown. As a part of the Town’s first Capital Improvement Plan, the Town has identified several transportation projects to design for vehicular and pedestrian needs.  Two of these projects identified that affect downtown specifically are the Broome Street Turn Lane and Waxhaw Parkway West.  Having these projects planned, alignments configured, and cost estimates generated will put the Town in a better position to procure the funding needed to assist in completing these vital transportation projects.

In addition, through future development, the Town is coordinating to have the Waxhaw Parkway East constructed and built by private entities to complete connections to Waxhaw Indian Trail Road and eventually Waxhaw Highway (NC75).

The current projection is for construction to begin in 2027.  This NCDOT project will make improvements between Rea Road and Waxhaw Parkway.  These improvements include a four-lane divided facility with a combination of conventional and superstreet typical sections.  More information can be found here:  https://publicinput.com/nc-16-providence and by video here: Providence Road Project in Union County

Not necessarily.  Mailing addresses are often based on historic locations of post offices and do not reflect actual town limits.  However, your opinion still counts as the Town plans for its future because Waxhaw serves as a regional destination for shopping, restaurants and events.  You can find your property on a map showing the current town limits here.

We’re not sure!  Businesses will move to an area when they perceive there is market share to be had.  As the town grows and its residential and commercial base increases, more shops and restaurants will be attracted to Waxhaw.  We are always making a “wish list” and reaching out to businesses as space becomes available.  Is there a business you’d like to see?  Reach out to them and share that you’d like them to open a space in Waxhaw!

Like many communities in North Carolina in the previous decade, Waxhaw experienced a high demand for detached single-family homes.  But more recent shifts in the economy and changing population demographics have created a growing need for a broader range of home choices.  Duplexes, triplexes, apartments and condos, leases and rentals, townhouses, tiny houses, and live/work arrangements, are all examples of what’s often referred to in the housing market as the Missing Middle.

The Town of Waxhaw recognizes the need for additional parks and recreational amenities.  Through each new development, the Town requires a dedication of land for public parks, greenways, facilities, and open spaces to serve the recreational needs of the residents in the area.

Right now, the Town is constructing a 9.9-acre park within our downtown and making improvements to our existing parks.
